Project: Premier Tower

Builder: Multiplex

Architect: Elenberg Fraser

Location: 134-160 Spencer Street, Melbourne, Victoria, Australia

The 79-storey Premier Tower is situated in the heart of Melbourne’s inner city. Designed by architects Elenberg Fraser, it’s design features a distinctive wave-like curve design and will comprise a mixture of apartments, hotel, guest and resident recreational spaces and street-level cafes and retail units.

Problem:

We are aware of the challenges facing construction companies and fire contractors on large projects, especially in hi rise resi. Apartments these days boast more and more tech, which means more services running through fire walls. And with a focus on maximising the lettable area, false ceiling heights seem to be lessening, compacting services even more. Add to that the requirements of multiple Standards that dictate separation of services and the builder has an issue. How do they properly fire isolate the apartment, maintain the separation, and guarantee compliance all at the same time?

The other challenge involves eliminating risk involved with differing levels and awareness amongst installers, and making sure its fully compliant, every time.

Solution:

The BOSS FyreBox bundles services all together, into one opening and protects them all at once. All services, one device. We have completely revolutionised the installation method via our unique FR Brush Seals that surround the opening in the box. They allow the installer to literally just pass services through the box, that’s it. A major user of our box calculated they can provide all fire stopping for all apartment services in a little over 15 minutes per apartment. It used to take them over 3 hours, and they have better compliance and easier maintenance to go with it.

The box not only solves all the risk issues, but it also removes scheduling headaches and lowers installation costs dramatically, so there are multiple wins for everyone involved.
